NOTES / MOTIONS

  1. I. Minutes approved as posted
  2. Treasurer’s Report: 
    1. Cash Balance is in pretty good shape
    2. YTD income over expense is positive
    3. 3 people above $1,000 delinquency and number of delinquents are up.  This is being addressed.
  3. Old Business
    1. Masonry Repair
      1. The sweep of the building is planned at $600,000
      2. Superior parapet:  MOTION:  have PR obtain quotes for a peer review of the Warton proposal at a cost not to exceed $10,000  Passed
      3. MOTION:  Proceed with Design and Development according to Warton proposal Phase One and Phase Two, not to exceed $18,000.  Passed   Phase One and Two will develop the plan for the sweeps sufficient to put them out for bid.
      4. Decision to move ahead with the rebuilding of the Superior parapet at a cost ofs about $400,000 will be deferred until the results of the peer review process.
    2. Bulk Direct TV
      1. 118 Direct TV users compared to 80 units that do not use Direct TV
      2. Propose to move the entire building to Direct TV with the cost contained in the monthly assessment rather than direct billed by Direct TV.  Board is working to be able to assess each unit the flat rate rather than a percentage of use rate.
    3. Frederick’s Snow removal bill – no additional information 
    4. Door update
      1. Doors may be replaced with a vinyl door at a cost of $18,000 per door.  Expectation is that the life of the door would be 7 – 10 years.
      2. Second option is to stay with current doors with an anticipated upkeep cost of $6,000 per door every other year.
      3. Motion: replace the spring on the Huron door.  Passed
  4. New Business
    1. Budget:  should be ready the first week of November
    2. PR will help set up a memorial fund for Fila.  Proceeds will be given to his parents.
    3. Snow removal fund:  MOTION:  accept the Kinsella proposal which does not include sidewalks or truck removal of snow unless snowfall exceeds six inches, and contract not to exceed $10,000.   Passed
  5. Committee
    1. Social 
      1. Third Thursday is Nov. 17 at Scuzzi
      2. Loft Walk is Dec. 4.  Four units already signed up to be shown.
    2. Dec/Fac/Landscaping
      1. All perennials are not dead
      2. Elevator painting to be completed by the end of next week.
    3. Web site:  all residents are encouraged to sign up for receiving information through e-mails.  This can be done on the web site.
