October 16, 2001 - 7:00 p.m.

1.0 Meeting was called to order at 7:01 p.m.

Members present: Debra Siena, President (DS); John Robertson, Treasurer (JR); Suzi Wirtz, Secretary (SW); Shawn Mansfield (SM); Dave Fellinger (DF).

Management company present: Patti Krol.

2.0 Consent Items

2.1 The tax bill for 2000 was the main agenda item for discussion. Huron side residents were sent individual tax bills, however, Superior side tax bills were not separated out by unit. They instead were sent to the developer, Enterprise Development Company. All motions below in Action Items reflect the Board’s discussion regarding taxes.

2.2 Superior side residents and PUBN (parking) owners will receive a statement showing how much they owe for their 2000 taxes. These are due to Enterprise Management Company (as agent of the Association) no later than October 26, 2001 in order to avoid late fees. Enterprise Management Company will distribute receipts to residents upon payment.

3.0 Action Items

3.1 DF motioned for a real estate tax fund to collect and deposit the prorated tax amounts for the owners of Superior side units and PUBN (parking) units. JR seconded. Motion passed.

3.2 DF motioned that the Association pay any balance of unpaid real estate taxes by November 1, 2001 from the Association’s cash equivalent accounts. SW seconded. Motion passed.

3.3 DF motioned to impose the county’s late fee penalty of $685.00 for accounts that are not paid in full by November 1, 2001. This amount will be divided equally among those unpaid accounts. Additionally, a $100 fine per late paying unit will be assessed. SM seconded. Motion passed.

3.4 SM motioned that any unpaid fines, taxes, or Association fees not paid in full by December 2, 2001 be sent to collections and the Association’s regular procedures be followed regarding nonpayment of fines. SW seconded. Motion passed.

3.5 JR motioned that the Association protest the taxes in order to get a reduction next year. SM seconded. Motion passed.

4.0 Meeting was adjourned at 7:45 p.m.

5.0 The next board meeting will be held on Tuesday, November 27 at 6:00 p.m. in the fitness center on the 1st floor, Superior side at River North Commons.
