Meeting Time

- The minutes of 5/23/06 were approved.
- Treasure’s report.
- The dashboard looks good because we haven’t begun to pay bills on the brickwork. We have received $180,000 of special assessment payments.
- The individuals on our delinquency list have changed which is a good thing. The amount due of the delinquency list has not changed much, which is not a good thing.
- The special assessment is due in the Phoenix Rising office not later than the close of the business day on June 30, 2006.
- Old Business
- Motion carried to contract with Delux Decorating to paint Superior side first floor hallway doors at a cost not to exceed $1,350.
- American Wireless Broadband: Improvement of service is not satisfactory. The board will explore other service providers of broadband connections.
- West Parking Lot Seal Coating Update: The lot will be sealed in August after the brick repair near the lot has been completed.
- Capitol Repair Update: The work is moving ahead of schedule on the Superior side. The Huron side is behind schedule as the engineers and work crew determine solutions to challenges presented by needed archway repair.
- Fredrick Lawsuit Update: RNC has been granted an extension on the lawsuit by Fredrick to explore defense options. The board intends to ask our insurance company to cover our defense.
- Noise from Roof Mounted Air Conditioning Units: We spent $17,500 last year to minimize vibration and use noise from the units to 7th floor residents. Despite reports of improvements last fall, complaints have risen again this year.
- The company that did the repairs last year will be asked to review the work.
- PR will be asked to facilitate a night time inspection
- Individual units will be checked to determine if some units have unique problems that are contributing to the noise.
- New Business
- New Intercom System: Motion carried to contract with Alarms Unlimited to install a new intercom system on the Huron side for $2,283.
- Roof Maintenance Contract: Motion carried to sign one-year service agreement with Active Roofing in the amount of $8,667. This contract has been in place for one year and roof leaks have been reduced to almost zero.
- Building Insurance Renewal Proposal: Motion carried to renew our building insurance contract for $43,792
- Garage Storage Units: Tabled pending securing information about possible cabinet structure for storage units.
- Posting Notices: Third Thursday notices will be posted in elevators on the Tuesday before Third Thursdays, and Board meeting notices will be posted in elevators on the Friday prior to the board meetings. However, it is understood that emergency notices always have highest priority.
- Window Air Conditioner Request: The board will assist 7th floor owners in search of air conditioning units that do not have an exterior protrusion beyond the window frame.
Committee Reports:
Social Committee:
- The July 20th Third Thursday will be in the Party Room with a “Let’s Luau” theme. Huron owners are asked to loan bistro sets for the event.
- The committee is asked to complete its design for lobby decorating, the cost not to exceed $5,000, and to submit the plans to the board for approval.
- Discussion: Many attending the meeting, including board members, expressed strong desire for significantly improved landscaping in 2007. There is a concern about the general lack of attractiveness around the buildings, and the increasing landscape design of the new buildings in the area. The committee expressed that this is its highest concern after the lobby decoration is completed this year. The committee is asked to have a design for 2007 landscaping work to the board for the August meeting so budget considerations can begin.
