- Adoption of the Minutes: The minutes of 3/28/06 were adopted with the revision that Premier Waste & Recycling was contracted for refuse services rather than Groot.
- Treasurer’s Report.
- Cash position is strong
- $70,000 of the special assessment, due June 30, was paid in April
- Work is being done to bring the security service billing up to date
- Delinquent payment is better in April than March, but still not good. There are three owners in arrears over $1,000. Action is being take to invoke the provision in the by-laws to make all assessments for the balance of the year immediately due if the owner has not brought the balance on the account to $0 by June 2.

- Capital Repair Project
- E-mails to owners reflect all current information about the project. Please sign up to receive these e-mails if you have not already done so.
- The Superior side of the work is almost on schedule despite the weather related challenges. Work on the Huron side is scheduled to begin this week.
- Owners are reminded to clear their balconies as the drop scheduled for their tier approaches.
- Superior Cab Light Update: Light is in and work was completed at an amount in excess of $1,000 below bid.
- Scavenger Update: Premier Waste has begun providing service. New trash receptacles are on-site and lids have been installed.
- Security Camera Update: Camera # 9 has been installed in the back breezeway near the loading dock.
- Hallway Door Update: (color selection) The hallway door has been installed. The color theme established during the renovation of the commons area calls for the door to be painted black. This will contrast with the many denim blue doors in the hallway, so PR is requested to obtain bids to determine the cost of changing all doors in that hallway to black.
- Snow Removal Lawsuit Update: Our offer of settling the suit for $10,000 was rejected and was countered with an offer of a $500 reduction from the original $38,000 bill. RNC is working through legal channels to establish The Building Group’s liability in this issue.
- New Business
- East Garage Door Reprogramming: This will happen at 11:00 AM, Wednesday, May 24. Settings in the remote are to be adjusted per the handout.
- AWB outages: AWB is apologetic about recent outages in service and will offer all users unlimited speed as an adjustment for service problems.
- West Parking Lot Seal Coating Proposal: Motion made, seconded and carried that the work be awarded to Black Hawk Paving.
- Condenser for Huron Air Conditioning: The condenser serving the commons areas on the Huron side will be installed in the week of May 22.
- Steam Cleaning Carpets: PR is asked to arrange for steam cleaning of all carpets as soon as possible and provide better spot cleaning of carpets between general cleanings.
- Storage Lockers: Both aisles and tops of all lockers will need to be free of any stored or waste materials. Owners have been notified and PR is charged with the responsibility of enacting this policy
