DS called the meeting to order at 7:05pm BH motioned to approve prior meeting minutes - BM seconded motion MOTION PASSED BH reviewed financials
- Utility expenses were higher due to long and cold winter
- Building income is above budgeted number
- Delinquent payments have been reduced however still requires further improvement
- Frost & Ruttenburg to provide 2002 financial review by June '03
RNC ACTION ITEMS
- DS nominated Ken Sherman as BOD member until next election - BH seconded motion MOTION PASSED
- EDC repairs have been completed. The City of Chicago has removed all liens against the building. Case has been dismissed.
- All critical A-list items have been completed
- EDC will be pursued to complete B-list items
- DS will discus options with Mark Pearlstein
- The open house policy will be added to the temporary RNC rules and regulations.
- BH motioned for BOD to formally approve March 2 policy proposal - SDP seconded motion. MOTION PASSED

SDP motioned to approve and insert the move-in policy, pursuant to original policy listed on page 15 of the temporary RNC rules and regulations - BH seconded motion. MOTION PASSED

Independent movers must sign in with security guards and leave keys

Donna Welzien reconfirmed that residents must notify building manager as to remodeling/renovation projects. Structural changes require building manager notification and BOD approval. Permits and documents are the responsibility of the resident.

Donna Welzien stated that she will solicit (3) bids to modify RNC building signage as mandated by City of Chicago.

Donna Welzien stated that she received two quotations for roof inspection and maintenance:

Raincoat inspection only $ 1428 Huron / $ 1428 Superior

CSR inspection and maintenance $ 3645 Huron / 2225 Superior

Donna Welzien stated that the following units have notified Building Group as to roof leaks: 608, 629, 624, 601, 612. Unit 629 has roof and drain problems

Wayne Schauer stated that a roofer/plumber should examine and clean rodder

Wayne Schauer estimates approximately $1,400 to provide rodder service

DS and BH stated that there is $2,500 in budget for this purpose. This amount should be applied to the quoted amount.

DS approved RNC to move forward with CSR quoted service

The BOD discussed the non-resident access form. This policy would be added as an addendum to the already existing procedure listed on page 12 of the temporary rules and regulations. The BOD agreed to continue discussing this procedure along with security competence. It was decided that it would be effective if security enforced the policy.

Donna Welzien stated that the air conditioning process is in progress. All participating residents have been notified.

BOD reviewed the outstanding automatic indoor garage door repair/installation. Donna Welzien received two quotations (both approximately $8,000).

BOD is discussed the pros and cons of one heavy-duty door vs. two separate door systems.

Residents, with indoor parking spaces outside of existing heated garage zone, would now benefit from the relocated position.

Building access (during the day) would be impacted for two days during installation

About $1,500 would be needed for additional remote controls

There may be additional costs required to heat expanded garage area

DS suggested that Donna Welzien research additional information for BOD to approve at next meeting

Donna Welzien will receive two quotations for building insurance by mid June. RNC insurance expires June 30
COMMITTEE UPDATES Rules and Regulations
- DS requested that a R&R committee be formed
- Darcy Lantz will chair the R&R committee
- DS requested that Darcy review temporary R&R and compare them to surrounding luxury loft/condominium properties (similar occupancy levels) as well as incorporate new move-in and open house policies. The BOD will then review the committees recommendation and vote the rules and regulations in as permanent
Decorating
- DS stated that lobby project budget had been approved
- Geof Shives confirmed that contract is still valid
- Geof Shives validated bill of material list
- Geof Shives confirmed building access during construction/renovation period
- BH stated that funding triggers would need to be established before contract could be signed
- BH stated that permits are accountability is the responsibility of contractor
- Geof Shives stated that the project lead-time is 6 weeks from contract approval. Lead-time is directly related to tile availability
- DS requested that BH meet with Geof Shives by Friday, May 23 to finalize vendor contract.
Landscaping
- Geof Shives stated that tree line is too close to the Huron Street leading to limited design capability on a simple budget.
- Geof Shives presented a rendering of immediate landscaping facelift to include perimeter boarder, hasta plantings, red bark. The cost to complete both sides is $6,800.
- DS motioned to approve landscaping project according to rendering provided by Geof Shives - SDP seconded motion. MOTION PASSED
- Geof Shives will advise as to timing to complete project.
Website
- Rick Edel stated that the new website platform has been installed for residents to enter news
- BM was designated by DS as BOD approval source for any information to be posted on the website.
Social
- The third Thursday RNC social function has become very popular with residents.

- July - Butterfield 8
- Darcy mentioned ideas such as cooking class, RNC softball, RNC appreciation day for residents to volunteer to plant and modify RNC grounds.
