March 14, 2002 – 7:00 p.m.

1.0 Meeting was called to order at 7:05 p.m.

Board members present: Debra Siena, President (DS); John Robertson, Treasurer (JR); Suzi Wirtz, Secretary (SW); Shawn Mansfield (SM); Dave Fellinger (DF). Management company present: John Donovan (JD) and Pam Yokoyama (PY).

2.0 Consent Items

2.1 New management company, The Building Group (TBG), representatives were introduced. The Building Group took over management from Enterprise Management Company on March 1, 2002.

2.2 Financial review by DS (for JR). January P&L statement is the last received from EMC. Several charges appeared on that statement that the Board is questioning and requiring documentation. Board is awaiting response from EMC before charges are paid.

2.3 March assessments are due immediately and should be sent to The Building Group, 1045 W. Lawrence, Chicago, IL 60640. Checks should still made out to River North Commons Condominium Association. March assessment notices will be sent by TBG, but residents should be aware that March assessment charges are the same as February. Please get your checks in immediately.

2.4 JR will be stepping down as the Board’s Treasurer at the end of March due to the fact that he is moving out of the building. Anyone interested in filling that position until September 2002 should notify any other Board member and submit a résumé.

2.4 Tax bills were discussed. Superior side should receive a tax bill in the Fall, 2002. Huron side received bills last year. Huron side will receive their full tax bills in Fall, 2002.

2.5 Even though EMC is no longer managing the building, Enterprise DEVELOPMENT Company is still responsible for any development issues residents may have. This includes punchlist items. TBG is not responsible for any punchlist items or developer items. Enterprise Development remains accountable for any developer issues. If residents have issues with Enterprise Development, the Board strongly recommends putting them IN WRITING to Ron Shipka, Sr. and sending them to 710 W. Oakdale, Chicago, IL 60657 or faxing them to (773) 348-1271 as soon as possible, and following up consistently.

2.6 Enterprise Development Company is still responsible final punchlist items and the Transition Study items (tuckpointing and the roof). A letter was sent to Ron Shipka, Sr. detailing what was left to be done and asking for immediate cooperation.

2.7 Sprinkler recall was discussed. TBG will be picking up the ball on getting further information for residents on this issue.

2.8 With TBG came a new cleaning service, and engineer (Fila Martinez), and a janitor (Norma Rosario). Carpet cleaning is being done in the lobbies and hallways currently.

2.9 Lidded garbage cans in the garages will be considered.

2.10 JD will now be managing Titan Security company and re-evaluating their performance. New guards will be introduced in the next few weeks. Video cameras are on the budget for 2002.

2.11 Perry Smith, the building’s CAPS representative, reported on neighborhood issues. He suggested that any loud noises, construction company misbehavior, or sighting of neighborhood vandals should be reported by either calling 311 or 911 and the alderman’s office at (312) 744-3062.

2.12 Incident reports are still handled by the security guards and will be turned over immediately to TBG for next steps, according to the protocol set forth in River North Commons’ Rules and Regulations (copy attached to this set of minutes). Please continue to follow these Rules and report anyone/anything that violates them. It is up to every resident to keep the building and grounds looking nice. As for any current incident reports, TBG will be following up with letters to offenders.

2.13 Committees will be inaugurated at the next Board meeting. These will include a committee for decorating the lobbies, and a Web site committee, among others. If anyone is interested, please attend the next meeting to volunteer.

3.0 Action Items

3.1 Minutes from January 9, 2002 meeting were motioned for approval by SM. DF seconded.
