February 26, 2001 - 6:00 p.m.

1.0 Meeting was called to order at 6:05 p.m.

Members present: Debra Siena, President (DS); John Robertson, Treasurer (JR); Suzi Wirtz, Secretary (SW); Sunnie Giles (SG); Shawn Mansfield (SM)

Management company present: Patti Krol; Pasquale Guerra; Gordon Cameranesi; Carl Groesbeck

2.0 Consent Items

2.1 Enterprise Management Company (EMC) will pay the monthly assessments for all unclosed units. Also, they will pay all back assessments, due by the next financial period.

2.2 EMC to provide check authorization cards to Board of Directors ASAP.

2.3 Punch lists will be posted on both Huron and Superior bulletin boards for all unit owners’ viewing. SM will be contact person for the Punch List Committee. All interested parties should contact him with concerns, or offers of new items to add to the punch list.

2.4 EMC will distribute to all unit owners the emergency procedures and subsequent contact information in the event of an emergency.

2.5 A date will be set for all unit owners to provide copies of their unit keys to EMC (at a table set up on-site) to be used in the event of an emergency. Anyone not wishing to provide keys will be held responsible for all actions and costs incurred to enter his or her unit in the event of an emergency.

2.6 The Board is investigating the possibility of a satellite dish for the entire building.

2.7 JR will be the contact person for Pasquale to work on the contracts for the building.

2.8 SG is the contact person for all security issues and the Security Committee. Anyone interested in joining this committee, please contact SG. SG will set up a meeting with Titan Security to follow up on outstanding issues.

2.9 SW is the contact person for the Rules and Regulations Committee. Anyone interested in joining this committee, please contact SW.

2.10 Fitness center cardio equipment will be delivered this week; other pieces will be delivered within three weeks.

2.11 EMC will provide the Board with additional insurance quotes for the building.

2.12 DS will be the contact person for the River North Residents Association. Anyone interested in joining this association, contact DS.

2.13 The Board would like to establish a River North Commons Web site. Anyone in the building who would like to contribute/head up to this project should contact DS.

3.0 Action Items

3.1 All moves into or out of the building must be scheduled with EMC. Failure to notify the office will result in a temporary fine of $100.00 plus damages caused in the elevator or common areas. An additional $100.00 will be required as a deposit for move out. Moving times will be limited to normal working hours. Moving may only be done through the loading dock. Motion was made by SW. Seconded by JR. Motion passed.

3.2 Any unit owner leasing his or her condominium must deliver a copy of the lease to the Association not later than the date of occupancy or 10 days after the lease is signed, whichever occurs first. The acceptable terms of the lease may be found in the declaration. Motion made by SM. Seconded by SW. Motion passed.

3.3 Any person found on the roof will be fined $200.00. Motion made by JR. Seconded by SG. Motion passed.

3.4 Unit owners will be required to notify the Association when alterations and improvements are being made to their units. Insurance requirements need to be checked and approved by the Board. Outside construction companies will be responsible for their own clean-up. The owner will be responsible for any common area clean-up or damage caused by their contractor. In addition, any alterations to limited common areas need to be pre-approved by the Board. A request for alterations must be submitted along with a blueprint/plan, certificate of insurance, permit, and assurance that no common area warranties will be negated. Motion made by SW. Seconded by SG. Motion passed.

3.5 There will be a $50.00 fine for any pet found soiling any common areas or limited common areas. Dog owners are responsible for picking up after their pets on the grass anywhere on the River North Commons property. Motion made by DS. Seconded by JR. Motion passed.

3.6 There will be a $50.00 fine for any person found smoking in any common areas. Motion made by JR. Seconded by SG. Motion passed.

3.7 There will be a $50.00 fine for any pet not on a leash in the buildings and any common areas. Motion made by JR. Seconded by SW. Motion passed.

3.8 The Board agreed to send a common courtesy letter on loft living to the building. The Board also requested all residents to be conscientious on items concerning security and cleanliness.

4.0 Meeting adjourned at 7:55 p.m. Next meeting was set for Monday, March 19, 2001 at 6:00 p.m.
